3. ViewingsBefore arranging viewings it is important to establish whether these people are genuinely interested in your home. Ask them how long they have been looking, whether they are part of a chain, if they have a mortgage offer. Set up a diary to manage your viewings including their name and number. This will help you manage your time and enable you to rearrange viewings easily should you need to. Before the viewing: Have a print out of your property details ready. Know how much your bills and rates are, including: council tax, gas electricity and water. Be prepared for tricky questions. All the rooms should be well lit and airy (open Windows if needs be) Keep toys and pets out of the way. Showing people around: Never let anyone in without a prior appointment. Plan which order you are going to show them the rooms in your home. Let the buyer enter rooms first. Point out any good features or benefits in a room (sunny, spacious etc) At the end of the viewing allow them to have a further look at any rooms without you. After the viewing If any tricky questions have arisen then make a note of them - this will only make you better prepared next time. After a few days if you have not heard from the potential purchaser then contact them. If they say they are not interested it is worth getting as much feedback from them as possible. This may enable you to show the property in an improved way next time. |
